Industrial Case Study
The existing owner operated its solar-related business from the property and needed a significant infusion of capital to continue moving the company forward — without vacating the facility. Daniel sourced a New York-based investment group actively looking to acquire industrial real estate that did not require immediate possession.
The resulting sale-leaseback let the seller unlock the capital tied up in the real estate while entering into a triple-net lease effective immediately following closing — providing roughly a three-year transition period. The buyer received an income-producing industrial investment from day one.
Representing both the buyer and seller, Daniel negotiated and coordinated the transaction through closing, working alongside the financing team, ultimately consummating the sale for $26,000,000.

Retail Case Study
The owner and Daniel had been discussing the property for roughly a year and a half; he wanted a way to unwind an existing partnership. McDonald's, which occupied the front restaurant location under a long-term lease, had previously submitted offers in the mid-$3 million range and later in the low-$4 million range.
Daniel believed the property was worth more, and laid out a step-by-step plan with specific benchmarks to reach a $5 million range — whether the ultimate buyer was McDonald's or another investor. He positioned the property for the open market rather than relying only on prior tenant offers, established an initial asking price of approximately $5,250,000, and created competitive tension by working multiple offers while continuing negotiations with McDonald's corporate.
The strategy produced a sale at approximately $5,100,000 — roughly $1 million more than the range previously discussed. McDonald's went on to redevelop its location with a larger, more functional facility.

1031 Exchange Case Study
The client owned an oceanfront condominium in San Diego County used as an Airbnb investment. Although the property had equity, the cash return wasn't meeting the client's investment goals, and the property had been purchased near the top of the market. Daniel recommended selling and repositioning the equity into a commercial industrial asset with stronger income potential.
The beach property sold for approximately $1.4 million, and through Daniel's counsel the client completed a 1031 tax-deferred exchange. After reviewing several properties, they identified 9359 Charles Smith Ave in Rancho Cucamonga and locked in the industrial property at a $1,872,000 cash purchase price. The building was vacant at acquisition, so the plan required an immediate leasing strategy — marketing began as soon as escrow closed, targeting roughly a 6% cap-rate return.
Within a few months, a qualified tenant was secured and the property stabilized. The property increased approximately 13% in equity value within about three months of closing after the lease was secured — roughly $243,360 on the original purchase price, implying a value of about $2.115 million.
